JTRE enters German market: first project in Berlin’s attractive Europacity
After its successful and award-winning first London projects, J&T REAL ESTATE (JTRE) is strengthening its strategic position as an international developer. JTRE’s newly-established German branch’s premiere project will be Nordhafen Living & Office in an attractive central Berlin location.
JTRE entered the German real estate market with the acquisition of its first project and the establishment of the JTRE Germany branch last year. "We’re entering markets with view to establishing a long-term presence. Following the London benchmark, we’ve set up a JTRE branch for the German market in Berlin," says Pavel Pelikán, JTRE's executive director.
Designed by gmp Architekten, the project has building permission for a 33,000 sqm multifunctional block. Over half will be residential, with 150 residences set aside for long-term rental. Office space will comprise another third, and the remaining areas will be earmarked for retail and gastronomy. Ground work will begin this May and rough construction will start at the end of the summer. The project is scheduled for completion in 2027.
Nordhafen Living & Office will be a target destination for active living and creative working in the emerging Europacity modern district. Residents can look forward to a green courtyard with relaxation area and children's playground, 300+ bike racks with complete facilities, and underground parking with e-chargers, while office tenants will enjoy a spacious roof terrace. With roof-top solar panels leading the way, the project is applying for the prestigious LEED and WELL high-level ecological certificates.
"Europacity is a large project in the highly attractive central Berlin-Mitte district between the Main Railway Station and historic Nordhafen harbour, near the government quarter. This long-disused brownfield site will be transformed into a new green urban district for 16,500 residents. Covering 40 hectares in a prime area, this project’s wide range of services and multi-functionality will make this a high-profile project for all of Berlin. This vision is being developed in accordance with JTRE's strategy to create integrated living urban neighbourhoods in prime riverside locations," says Lukáš Sásik, JTRE's director of international operations.
Europacity includes four functionally diverse components. In addition to housing, offices, a hotel, and a day care centre for children, it will also include gastronomy, retail and services in the lively parterre of the buildings. It will promote the characteristic ‘Kiez’ atmosphere of Berlin neighbourhoods, synonymous with the city’s vibrant social life. Europacity is within walking distance of iconic attractions such as the Brandenburg Gate, Unter den Linden boulevard, Tiergarten park, Museum Island, and Berlin Cathedral.
